Holmarcom invests 276 million dirhams in an integrated urban hub in El Jadida

Holmarcom Immobilier is expanding its footprint in the El Jadida region with a major new investment. The company announced a 276-million-dirham program called Ocean Villas, combining residential, commercial, educational, and hospitality components in a single development.

Located on Avenue des Nations Unies in the Hippodrome district, the project targets a city that has grown increasingly attractive to investors and Moroccans living abroad. El Jadida, a coastal city 96 kilometers from Casablanca, draws buyers with its historic heritage, quality of life, and strategic position between Casablanca and Marrakech.

The development includes a 107-villa gated residence surrounded by an 8,000-square-meter hypermarket, nine commercial units, a private school, and a hotel. Negotiations with an international hotel brand are ongoing. The mixed-use model reflects a broader shift in Moroccan real estate, where developers increasingly offer self-contained communities with on-site services to meet evolving buyer expectations.

Construction on the first phase is complete. The developer is currently obtaining the occupancy permit and land title, with delivery scheduled for December 2026. The second phase has completed structural work. Delivery of the first phase will coincide with the opening of a new 50-meter road, expected to improve access to the Hippodrome district.
